Q: What qualifications or credentials should a home inspector have?
A: Qualified home inspectors should be members of an established and recognized association such as the National Association of Certified Home Inspectors. Since most home inspectors are self-employed it is a good idea to hire someone who is a member in good standing with their association. Experience is important and it is a good idea to ask for references. Since June 2006 the State of Tennessee requires home inspectors to be licensed by the State, so make sure your inspector has a state license.

A: Most inspections take two to four hours. Times vary depending on the size, age, and condition of the home.

Q: Should I be present during the inspection?
A: We recommend that you be present at the site during the inspection from start to finish; although it is not required.

Q: Who pays for the home inspection?
A: Unless you have a special arrangement with the seller, the buyer is usually responsible for payment.

Q: What is radon?
A: Radon is a cancer-causing radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils. It typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Any home can have a radon problem. In the U.S. it is estimated that nearly 1 out of 15 homes has an elevated radon level.

Q: How do I know if I have radon in my home?
A: Testing is the only way to know if you are at risk. Radon gas is invisible and odorless. Both long- and short-term testing devises are available. A homeowner should consult a radon professional to determine what type of test is best suited for his situation.
